Pricing your home is one of the most important factors in obtaining the best price you can achieve, given current market conditions.  I always counsel my clients to be realistic and grounded in their decisions about the listing price when selling their home.  Market conditions for the past 6 months but also micro or hyper-local considerations are important to factor into pricing.  My track record has proven this approach is successful and has helped the majority of my clients in achieving their goals and in many cases exceeding their expectations of sales price.

When negotiating the sale of your home I always consider and implement the following: the offers and their price and terms, based on market analysis; effective communication with potential buyers and their agents; flexibility in negotiations while keeping the seller's best interests in mind; and a timely and thorough review of offers and contingencies. Sometimes deals may not work out and it’s important to be ready to refocus and communicate that the home is still available to buyers who may have missed out.
